Position : Director – Jakarta
The City Director is responsible for managing the overall performance for all centres in the city. Supports the Managing Director in P&L management and is responsible for the overall EBITDA performance, which includes City License, Revenue, Occupancy and Service Revenue. He / She shall also be closely involved with the function teams which includes Operations, Accounting and IT team on service delivery.
Responsibilities
- Accountable for the P&L of the city
- Work closely with the Head of BD to implement company’s business development plans to maximize business opportunities, drive revenues and ensure cost efficiency
- Ensure smooth collaboration across all functions in the city
- Manage and coordinate with all product salespersons, including but not limited to Meeting & Events, Virtual Office and CoWorking, IT Services
- Possess knowledge of market trends in cities where there are less than 3 centres; the City Head may also perform as a senior BD who directly handles client sales transactions
- Identify challenges and guide the team to a solution
- Lead by example – set and achieve personal and team’s sales targets and activity KPIs; encourage and motivate teams to achieve business (team and individual) targets
- Recruit, coach and train new team members; ensure continuous team and individual feedback
- Build a strong team and get ready for future expansion
- Develop career development plans for teammates
- Actively promote the centres, drive business growth and maintain a standard of services
- Maintain excellent business relationship with all key accounts and interact actively to expand the business network
- Generate workstation sales volume and value through the development and implementation of a structured and target‑driven product‑wise strategy with disciplined and proactive attitude towards marketing and networking
- Attract and develop new inquiries to the centres for closing
- Actively network on behalf of TEC among Real Estate Agencies, Chambers of Commerce, Government Bodies, Professional Services firms and MNCs
- Refine the marketing strategy aiming to maximise the return on investment; increase market awareness through media interview or social media exposure
- Regularly update Regional Managing Director on market movement and consolidate all business data for review and discussion (topics include : financial overview, revenue / EBITDA / cost metrics, operational efficiency and customer service, update on all upselling programmes, any ad‑hoc or special project assigned, communication between departments and oversee implementation of SOPs)
- Understand and forecast performance trends (revenue & occupancy); understand the importance of accuracy in reporting; demonstrate an ability to maximize profit through creative thinking; preparing sales reports and performance analysis
- Develop and maintain exceptional client relationships to support the business goals
- Develop and maintain partner relationships to support the business goals
- Work closely with the Operations team, Accounting team and IT team to ensure customer satisfaction
Qualifications
Bachelors / Masters Degree from a recognized institutionAt least 10–12 years’ experience in similar roles related to business development and managing teams in the retail industry; experience in managing teams from diverse functions would be an advantage.
